You must order an EPC for potential buyers and tenants before you market your property to sell or rent.
An EPC contains information about a property’s energy use and typical energy costs and recommendations about how to reduce energy use and save money. The EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
Commercial EPCs are required on premises that are sold, rented or have a number of alterations that has separate heating, air conditioning or mechanical ventilation. As of 2018, there will be a formal requirement for landlords to ensure all let properties are to have a minimum ‘E’ on an EPC (energy performance certificate) assessment.

This is in-line with the government policy to enforce MEES with the minimum energy efficiency standard will being set at an E EPC rating, in line with the domestic sector. This will apply equally to all categories of non-domestic property
